Data from Otodom shows that on the secondary market, the absence of a balcony or terrace significantly lowers a flat's value, whereas in the new-build market the most expensive units are those without any outdoor space. The apparent paradox stems from location and building standard: premium new developments in city centres often lack balconies yet command top prices due to size and prestige. Outdoor space is increasingly becoming a market standard that buyers strongly value.
